Perhaps the most important step Elan Mordoch, real estate developer and lover of modern architecture, could take in planning this small lot project was hiring architect firm Rios Clementi Hale Studio (RCHS).
They’re known for generously using floor to ceiling and corner windows to turn ordinary structures into architectural gems. As their first endeavor in the small lot world RCHS raise the design bar to new heights.
While the ordinance allows for packing them in like sardines, Mordoch decided less is more. There are six single family homes each oriented to allow for outdoor patio and private yard space (some include built-in fire pits and concrete benches.)
The most recent home to hit the market in the community is Lot 6. This is one of two front facing homes. It offers just over 1,900 square feet of living space spanning 3 stories.
The first level includes a flex space. You have the option of converting the area to a bedroom or leaving it open. There are floor to ceiling sliding glass Fleetwood doors that take you out to the patio.
Up a flight of stairs you’ll find the pièce de résistance.
True to what RCHS is known for there’s a flawlessly placed, picturesque, floor to ceiling corner window that allows light to flood the open kitchen, dining, and living space. Another focal feature of this level is the custom built-in shelving along with an open tread flight of stairs.
And to top it off this architectural gem is just a quick jaunt to Griffith Park, Barnsdall, and my favorite side walk café on Vermont.
