Glassy midcentury by Ed Niles in Beachwood Canyon

Architect Ed Niles had a thing for glass. He began his 37-year career designing a glassy box of light oriented to capture heart-eye-inducing city views. Built in 1966, long before designing the Milt House in Los Feliz or “gifting the cliffs of Malibu and ridges of Beverly Hills with his monumental glass pavilions” or a glass-clad vacation home in Vail, Colorado, Niles designed this more modest rectangular-shaped dwelling atop a hillside lot at 2867 Belden Drive in Beachwood Canyon.

From the curb, you walk up a flight of stairs to the front door, opening to a spacious great room surrounded by glass walls, letting in tons of filtered light and endless city and leafy views, creating an immediate connection with nature.

Two thousand two hundred ninety square feet of living space spans two floors, with touchless switches/locks and Velux skylights. The entry level holds the living and dining room and an updated kitchen featuring a galley-style kitchen with stainless steel appliances, adding an industrial edge. The primary suite includes a spacious walk-in closet and ensuite Zen spa-style bath with double vanity, soaking tub, and walk-in shower with dual shower heads.

Last sold in 2017 for $2,313,500, Ed Niles’s early midcentury is now up for grabs, asking a tad under $2.2 million.
