Schindler’s gorgeous T. S. Falk Apartments

Silver Lake is blessed with several architectural gems designed by legendary architect R.M. Schindler, one of which is currently for sale.

Built between 1939 and 1940, the four-unit building, the T. S. Falk Apartments, sits on a sloping, triangular lot at 3631 Carnation Ave, a short distance from the architect’s Bubeshko and Manola Court, aka Sachs Apartments.

Considered one of Schindler’s most complex hillside designs, the International-style complex consists of three levels, with each residence oriented to “fit into a small, sloped site while retaining a sense of privacy and outdoor space for each apartment. All four units have a private roof terrace connected by a small courtyard accessed from the street.”

Offering 3,973 square feet of living space, the complex consists of two one-bedroom, one-bath, one two-bedroom, one-bath, and a stunning two-bedroom, two-bath penthouse with breathtaking views, two fireplaces, and a private garden. Interior features include sliding glass walls, clerestory windows, stained pine plywood ceilings, original built-ins, and tile and hardwood floors.

According to the Historic-Cultural Monument application, “Many of Schindler’s trademarks are evident in the S.T. Falk Apartments, such as his inventive use of form, warm materials, and ability to design for less than ideal sites.”

Last sold in 2015 for $2.4 million, the apartments are listed at $3.650 million and come with the perks of the Mills Act, providing the new owner significant tax breaks.
